The campus is comprised of a 460,000 square foot, two-level main building on 186 acres of build-to-suit land, located just south of the Loop 202 in the Price Road corridor. Phoenix boasts beautiful, warm weather year round, but the climate is particularly harsh for roofing systems, due to large temperature swings from day to night and an average of 296 days of direct sunlight annually. As a result, the existing roof system had deteriorated substantially over the years and reroofing was required to protect the building from water intrusion.
Conditions and Challenges
The existing roofing system was a built-up SBS modified membrane system installed over a light-weight concrete deck. Damage occurred in the form of extensive blistering throughout the membrane, severe splits in the field of the roof, delaminated laps throughout the roof surface, and extensive separation of the membrane from the outer walls of the structure. The potential for leakage had become severe and, since the structure was fully occupied, the parameters for the re-roof project required minimal intrusion on tenant spaces and business activities.
Solution
