Highland Commercial Roofing is pleased to announce the completion of re-roof project for the Daltile building located at 3511 E. Broadway Road in Phoenix, AZ. The 50,000 square foot building has been owned for years by Zodiac LLC out of Dallas, TX. Daltile is a manufacturer of high-end percelain tile and decorative stone for residential and connercial use, with extensive national distribution through a network of dealerships. The Phoenix facility is open to both trade and consumer traffic.

Project type Conditions & Challenges

The structure is an older tilt-up style building, which over the years, has withstood the effects of the searing heat, UV exposure and occasional heavy rains and hail storms that all buildings face in the harsh Phoenix desert climate. As a result, the roof had been leaking for years, due to separation of metal flashings and the roof material itself from the building’s concrete tilt-up panels. Leakage and separation also plagued the nearly thirty skylight installations, which all had to be replaced. Complicating matters, the building site left little room for staging the project, while maintaining ample room for customer parking and delivery of shipments

Solution

The owner tapped Highland Commercial Roofing to complete the roof overhaul, using the company’s proprietary RainShield® solution. This was indeed the ideal solution, as the old roof included literally more than three miles of seams, much of which had also developed leaks. “We’ve had the building for a number of years and had been performing a number of relatively normal repairs, but at a certain point, we knew we’d have to re-roof it,” explains Zodiak LLC’s Chuck Tynan. “Highland worked with Daltile’s management to coodinate where trucks and crew would be seated, so they wouldn’t interfere with their activities or customers,” he says, “and they did a great job all around.” Tynan explained that they’re planning to hold the property for the long term. “We talked to several people who liked Highland’s process,” Tynan explains, “so we decided this was well worth the investment.” Tynan also points out that having a vendor they could count on from a distance was of great importance. “We’re an out-of-state owner,” he says, “ so we really needed someone who could take the ball and run with it. It was a very positive experience.”
