A real estate investment and management firm was evaluating the acquisition of El Fuerte Business Park, a five-building, multi-tenant commercial property in Carlsbad, and needed an independent roofing assessment as part of acquisition due diligence. Highland's inspection found that the existing cap sheet roofs across all five buildings had reached the end of their serviceable lives through years of normal age-related deterioration, though the systems were still structurally sound. Highland Commercial Roofing recommended the Fluid Applied Reinforced Roofing (FARR) System, a fully reinforced membrane applied directly over the prepared existing cap sheet, allowing the client to preserve the existing asset and defer the significant expense and disruption of a full tear-off. Highland presented the client with three warranty options; 10, 15, and 20 years, and the client selected the 10-year FARR system.
Results
With five fully occupied multi-tenant industrial buildings to work around, Highland sequenced the work building-by-building to minimize impact on tenant operations, coordinating the installation and waterproof tie-in of ten new prefabricated HVAC curbs and additional polyester-reinforced detailing at perimeter edge metal. A fully restored manufacturer-warrantied roofing portfolio across all five buildings was completed on budget and aligned with the acquisition and capital improvement plan. By choosing the FARR system over a full tear-off and replacement, ownership realized significant capital savings while still receiving a 10-year Manufacturer Labor & Material Warranty, along with an immediate improvement in building energy performance.
