Solution
Located along the Hwy 15 corridor in greater San Diego, a high-traffic retail center serving more than two dozen ground-floor tenants needed a long-term roofing solution across four connected building sections. With businesses operating throughout the day, continuous tenant operations were non-negotiable, and every storefront needed to remain open and accessible during every phase of work. Highland specified an overlay roofing system applied directly over the existing roof, eliminating the need for tear-off while delivering the performance characteristics of a brand-new roof. The system combines waterproofing grade asphalt, applied at ambient temperature with no kettles, flames, or fumes on site, with high-tensile-strength polyester reinforcement and a highly reflective white elastomeric surfacing.
Results
Highland's crews completed three-course seam reinforcement of 2,782 linear feet of existing seams and installed additional polyester reinforcement across 1,912 feet of waterways for added durability in high-flow drainage paths, while sixty existing walkpads were removed and replaced. Highland maintained full perimeter safety setup in accordance with OSHA standards, coordinating daily with property management. Highland completed the project within the planned 12-week window with zero disruption to retail tenants and uninterrupted pedestrian access throughout, and the completed roofing system is backed by a 20-year No-Dollar-Limit manufacturer warranty.
